DSCR Investor Loan Program
DSCR Investor Loans
Qualify on the property's rental income — not your personal income. No tax returns, no W-2s, no personal DTI limits. The primary scaling vehicle for California real estate investors.
What Is a DSCR Loan?
Debt Service Coverage Ratio (DSCR) loans have become the primary scaling vehicle for real estate investors. Because they bypass personal Debt-to-Income (DTI) checks, they allow investors to qualify based purely on whether the target property's rental income covers its monthly mortgage expenses. Traditional conventional lending imposes an artificial ceiling on investors — DSCR programs exist to break through those bottlenecks.
Why Investors Choose DSCR Loans
Five strategic advantages that make DSCR the preferred financing tool for serious real estate investors.
No Personal Income Verification
Qualification completely eliminates the need for tax returns, W-2s, or pay stubs. Self-employed individuals or investors with highly optimized tax deductions are no longer penalized.
Infinite Scalability
Fannie Mae and Freddie Mac cap borrowers at a maximum of 10 financed conventional properties. Most DSCR programs feature no limit on the number of properties an investor can scale.
Entity Protection (LLCs)
Conventional loans require closing in an individual's personal name. DSCR loans actively encourage borrowers to close under an LLC or corporation for optimized liability protection.
Bypassing Personal DTI Limitations
Even if a borrower has extensive personal debt — car loans, student loans, or primary mortgages — it does not count against them. The property is the borrower.
Flexible Cash Flow Optimization
Many programs offer 30-to-40-year fixed timelines with Interest-Only periods, keeping initial monthly expenses low and driving higher net profits.
Baseline Market Expectations
While guidelines fluctuate by institution, standard parameters across the broader DSCR landscape generally include:
01
Equity Skin in the Game
Expect a down payment of 20% to 25%. DSCR loans do not carry traditional Private Mortgage Insurance (PMI), so the risk is absorbed entirely via the down payment size.
02
Liquidity Reserves
Lenders will require verification of 3 to 12 months of Principal, Interest, Taxes, Insurance, and Association fees (PITIA) held in cash, stocks, or retirement accounts.
03
Prepayment Penalties
Unlike conventional home loans, most DSCR products carry a 1-to-5-year prepayment penalty structure. This is the tradeoff for bypassing personal income verification.
