VA Home Loan Program
You Earned It. The Most Powerful Mortgage in America.
For eligible veterans, active-duty service members, and surviving spouses — $0 down, no monthly mortgage insurance, and no loan limit with full entitlement. No other mortgage program comes close.
Why the VA Loan Stands Alone
The VA Home Loan is not just another government program — it is the single most powerful mortgage product available in the United States. Backed by the Department of Veterans Affairs, it provides eligible borrowers with buying power and cost advantages that no conventional or FHA loan can match. If you have earned VA eligibility, using anything else is leaving money on the table.
Five Advantages No Other Loan Can Match
True $0 Down Payment
Eligible borrowers can purchase a home with zero down payment up to the lender-approved purchase price. No other mainstream mortgage program offers this without income or geographic restrictions.
No Monthly Mortgage Insurance
VA loans never require monthly PMI — unlike FHA loans or conventional loans with less than 20% down. This alone saves most buyers hundreds of dollars every single month for the life of the loan.
Historically Competitive Interest Rates
VA loan interest rates are consistently lower than conventional rates. The government guarantee reduces lender risk, and that savings is passed directly to the borrower in the form of a lower rate.
Flexible Underwriting
The VA does not enforce a universal minimum credit score. While individual lenders apply internal overlays, the program accommodates lower scores and higher DTI ratios when supported by sufficient residual income.
Capped Closing Costs
The VA strictly limits what fees a veteran can be charged by a lender. This keeps upfront transaction costs remarkably low compared to conventional and FHA alternatives.
Loan Limits — The Full Picture
One of the most misunderstood aspects of the VA loan is loan limits. The short answer: for most veterans, there is no limit.
No Maximum Loan Amount
If a veteran has their full entitlement — meaning no active VA loan and no prior default — there is no VA loan limit. A borrower can purchase a home for $1 million, $2 million, or more with $0 down, provided they have the income and credit to qualify with the lender.
This applies to the vast majority of first-time VA loan users.
County Limits Apply
Loan caps only apply when a veteran has an existing, active VA loan they plan to keep while purchasing another home. In those cases, zero-down purchasing power is determined by local county conforming limits.
Isaac can calculate your remaining entitlement and available zero-down purchasing power in minutes.
Partial Entitlement County Limits
| Region | Zero-Down Limit | Applies To |
|---|---|---|
| Standard National Baseline | $832,750 | Applies to most counties across the United States. |
| High-Cost Areas | $1,249,125 | Major metro areas including Los Angeles, San Francisco, and New York. |
| Special Statutory Regions | $1,873,675 | Parts of Alaska, Hawaii, Guam, and the U.S. Virgin Islands. |
Eligible Property Types
VA loans are reserved for primary residences only — they cannot be used to purchase a dedicated investment property or vacation home. Approved property structures include:
Single-Family Homes & PUDs
Traditional detached homes and Planned Unit Developments are fully eligible.
VA-Approved Condominiums
The specific condo development must appear on the VA's approved condominium registry. Isaac can verify eligibility before you make an offer.
Multi-Unit Properties (2–4 Units)
Veterans can purchase a duplex, triplex, or fourplex using VA benefits — provided they occupy one of the units as their primary residence. A powerful house-hacking strategy.
Manufactured & Modular Homes
Eligible when permanently affixed to a foundation on land owned by the veteran, subject to VA appraisal and property condition requirements.
Primary residence only. VA loan benefits cannot be used to purchase a dedicated investment property or vacation home. The veteran must intend to occupy the property as their primary residence.

Specialized programs available
VA loan benefits are available to eligible veterans, active-duty service members, National Guard and Reserve members, and surviving spouses. Eligibility is determined by the U.S. Department of Veterans Affairs. All loans subject to credit approval, underwriting review, income verification, and property eligibility. Loan limits for partial entitlement are based on current FHFA conforming loan limits and are subject to change. VA-approved condominium status must be verified prior to application. Multi-unit property purchases require owner-occupancy of one unit. This is not a commitment to lend. Brooks Mortgage, Inc. NMLS #1608346.
